After years of working with home sellers from the South Bay, East Bay and Sacramento Region, our founder discovered that while technology for home shopping and selling has changed greatly, the method of marketing properties has remained the same.

OUR STEP BY STEP SALES PROGRAM

STEP 1: MEET AND GREET CONSULTATION AND WALK THROUGH

Each home is unique and your individual selling goals are too. The first step to making a decision about selling your home is to book a complimentary consultation. We will meet with you to discuss your goals, finances, timeline, pricing, the highlights of your home, and put together a plan for you to review.

If you feel like Olani Properties is the right fit for you, we sign an agreement with you and get straight to work!! We suggest meeting with our team at least 1-3 months before you plan on having your home active and on the market. Since days on market vary by region and price point, we suggest the earlier the better to get your sales plan in place.

STEP 2: CLEAN, STAGE PREPARATION AND staging INSTALL

We want your potential buyers to see your home at its best. Our in-house staging team is here to make your home look and feel like an inviting place for any buyer when they first walk in the door. A full walk through of your home is conducted with you to make decisions on furniture, decor, pictures, etc. Our stagers select specific pieces from our staging inventory that will help make the best first impression for the buyer. After your home is scrubbed and cleaned and smelling fresh, our stagers install all staging decor and furniture. The best part about staging decor is when it is time to move you don’t have to pack extra decor. We come in and remove everything typically a week or two before close of escrow.

 

STEP 3: LIGHTS, CAMERA, ACTION!

This is where we get to show off :)

Say goodbye to bad cell phone pictures, poor lighting and distorted pictures (and the dreadful camera man in the mirror situation). Our full HD photography session brings out the best lighting and angles for your home. Video content is engaging and shows the details of your home that pictures do not show. Once your marketing packaged is received and you have reviewed all content, our marketing department gets to work on the final details of your video and photography content. We want to “wow” your potential buyers and get as many home shoppers to pull your property listing as possible. We know that the average home buyers sees 5-10 homes before placing an offer. We always want your home on that list!

OUR SAMPLE VIDEO TOUR

We don’t stop at photography. Our full video tours showcase the fine details of your home including countertops, floors, accent pieces, yards and more! We engage the buyers with music. Buyers can watch the video of your home from street side on our mobile friendly websites and can reach out to our team direct with any questions. Since we know your home well, we want all questions filtered through us so that we can showcase all that your home has to offer.

STEP 4: SIGN, LOCKBOX AND SHOWING INSTRUCTIONS

Before going live on the market a sign is installed in front of your home with color cardstock flyers or a sign rider with e-flyer information so that any buyer or neighbor can easily obtain information, pricing, forward to a friend, or watch the video tour of your home.

A lockbox with bluetooth capabilities is installed on your home. This lockbox is only accessible by real estate agents with a license and e-key access.

Showings are in your control! You set your schedule with an agreed upon notice time and we take care of all of the booking times for you. We take all calls and scheduling from agents, prequalify them, and only send fully qualified buyers through your home. No calls from agents, no calls from buyers asking questions.




STEP 5: REVIEW OFFERS

Sometimes the highest offer is not the best offer. When offers come in on your home we will review all terms of the offer including pricing, close of escrow, contingency time frames, the loan product and more. Negotiation is our strong suit and you can rest assured knowing that with the years of negotiation experience on our team, we know the real estate contract inside and out. Protecting your equity is one of our top priorities and not all agents are created equal when it comes to contract knowledge and negotiations.

STEP 6: INSPECTIONS

A home buyer in most cases will hire an independent home inspector, a pest inspector, roof inspector and if applicable, a pool inspector. Don’t panic! Home inspections are there to protect all parties to review and note health and safety items and necessary home maintenance. Even brand new construction has findings!

We assist in reviewing the inspection reports with you, along with our trusted home inspectors if necessary, to help negotiate any requested repairs from the buyer. This is another area where a seller can lose money in a transaction if not properly represented.

The buyer will be reviewing:

  1. Heating system

  2. Central air conditioning system (temperature permitting)

  3. Interior plumbing and electrical systems

  4. Roof

  5. Attic, including visible insulation

  6. Walls

  7. Ceilings

  8. Floors

  9. Windows and doors

  10. Foundation

  11. Basement

  12. Structural components and more

Once all negotiations are completed with property condition you are ready to close escrow!

STEP 7: ESCROW, TITLE AND CLOSING

Typically 30-45 days into your timeline we will be ready to close escrow on your home. We have an extensive team that extends into our escrow and title team. Our trusted escrow officer works to make sure your title search is complete, your escrow account is funded properly and that you receive your funds on time. If you are purchasing a home during your sale the escrow officer will send funds to the escrow account of your purchase to seamlessly close on your replacement home. If you are retaining possession of your home after the sale we help with that too.

Our team will assist in the necessary steps to get your buyer keys when it’s time and get you on to your next chapter!
